As we head into the Winter buying season, many builders are making some fantastic deals to reduce their available inventory. They need to reduce their inventory to avoid paying taxes on them at the end of the year as well as make their sales numbers and quotas.
This means the builders are increasing the size of their incentives in the form of price reductions, assistance with closing costs, free upgrades or any combination of the three.

If you visit these builders, please tell them Jack Maxwell with Great Spring Real Estate sent you!
No charge for buyer representation. There is no cost to you for having buyer representation and reputable builders will not reduce the price of a home just because you don't have an agent (they simply put the money back in their marketing budget for the next time).
Flat fee program for home buyers. Don't forget to ask me about our flat fee home buyer program where you can save big money on the purchase of your next home.
For help in:
determining exactly how much home you can afford (hint: It's not what most lender's web sites calculate),
finding the new home that best meets your needs and wants,
negotiating the very best deal for you,
avoiding problems with unreputable builders,
determining what upgrades are worth the money,
weeding through your mortgage options,
ensuring that your home is built to your satisfaction, and
P.S. I can't tell you how many sellers I have spoken with recently who decided to go it alone when purchasing their home from a new home builder who received poor, or no, advice on purchasing and financing their home and are now in a sticky situation. If you don't allow me to represent you on the purchase of a new home, make sure you have another reputable agent on your side of the table to make sure you don't over pay or purchase with terms you can't afford.
